What we handle
We act on around 300 residential transactions a year, which is enough to know where they usually get stuck — and small enough that you’ll speak to the same person each time you call.
- Sales and purchases — freehold and leasehold, including chains
- Remortgages — usually the quickest work we do
- Transfers of equity — adding or removing someone from the deeds
- New-build purchases — including Help to Buy and shared ownership
- Lease extensions and freehold purchases
What it costs
Our fee is fixed and quoted in writing before we start. The only variables are the disbursements — searches, Land Registry fees and Stamp Duty — which are set by third parties and shown separately.

If your transaction falls through before exchange through no fault of your own, you pay only the disbursements we’ve already spent on your behalf. Our fee doesn’t apply.
How long it takes
A straightforward freehold purchase with no chain typically completes in eight to ten weeks from instruction. Leasehold adds two to four weeks, largely waiting on the management pack. Chains move at the speed of their slowest link, and we’ll tell you honestly where yours is.
- Week 1
Instruction, ID checks, searches ordered and the draft contract requested.
- Weeks 2–4
Searches return. We raise enquiries with the seller’s solicitor and review the title.
- Weeks 5–7
Enquiries answered, mortgage offer checked, report sent to you for signing.
- Week 8+
Exchange with an agreed completion date, then completion and registration.
Who you’ll work with
Every property matter is handled by a named solicitor with a paralegal supporting them. You get direct dial numbers for both, so you’re never routed through a switchboard.
